CAC Open House

Once a landscape of meatpackers clustered around freight rail lines, the historic Fulton Market District is now Chicago’s hottest development zone. Huge investment in the last decade-plus has injected a new dynamism into the area and reoriented the dense commercial heart of the district around key anchors like the CTA Morgan Station and 1K Fulton office building. As the area booms and a new identity takes hold, design innovations have followed in lockstep—including important accommodations to health and safety in the workplace brought on by the pandemic. This short walk hits several stops that together tell the story of rapid neighborhood transformation.

The under-construction 800 Fulton Market reinforces the gateway to this bustling district. With a series of setbacks and terraces hosting hardy native plantings, the 19-story building is proportioned to relate to the rhythm and scale of the historic low-rise streetscape while connecting to the higher-density office district sprouting to the north. A three-story retail podium matches the existing scale of Fulton Market Street.

The building is further defined by its bold structural expression. Dramatic steel cross-braces on the east and west facades are designed with a moveable node at the center of each brace to allow for thermal expansion and contraction through the seasons. Designed to meet the highest sustainability standards, the project is targeting both LEED Platinum and the WELL Building Standard certification.

As you explore Chicago during OHC, please wear a face covering, maintain at least six feet of distance from others and do not attempt to enter any buildings.

The 12-story Fulton East garnered significant attention in the press for being one of the first new-construction office buildings in the nation to implement a range of COVID-19 protections. The developer and architect turned to the concept of biophilic design, where more connections to fresh air and green space are created for a building’s occupants. They also employed high-tech disinfectant systems and touch-free operating systems including hands-free restrooms and the world’s first foot-operated elevators, as well as fob-secured access and thermal scanning in the lobby.

Additional virus-resistance measures were put in place, including hospital-grade air purifiers that actually convert a small percentage of the air into molecules that kill bacteria, mold and viruses. Fulton East is expected to house just 400 to 500 workers, resulting in more space per worker than in the typical office building of its size.

1K Fulton serves as the headquarters of Google Chicago and international headquarters of bicycle-component manufacturer SRAM International Corp. The design intent was to respect the neighborhood context and to adaptively reuse and preserve original details of the Fulton Market Cold Storage Facility. Developer Sterling Bay adaptively reused an existing 10-story industrial building from the 1920s, which was de-iced and the concrete loft structure re-clad with a new masonry façade accented by terra cotta banding.

A new six-story annex was built as well, configuring an open-air entry plaza where the two structures meet. Original artifacts including brick, wood from the rooftop water tower and metal flywheels were salvaged and incorporated throughout the project.

1K Fulton

The nine-story Fulton West hints at the westward march of high-tech office development as part of a newly designated Innovation District. This extended office conglomeration is being further encouraged by the construction of a new CTA Green Line Station at Damen and Lake and by a proposal to build a Metra Station on the site of the former Archer Daniels Midland flour mill at 1300 W. Carroll Street. 

For Fulton West, developer Sterling Bay and architect Gensler revived work on a previously abandoned project. The building offers substantial outdoor space to tenants with several terraces, a roof deck, and a 20,000-square-foot landscaped courtyard by site design group, ltd.—key difference-makers for companies and their workers in the midst of a global pandemic. Fulton West comprises two visually distinct parts: its dark brick base reflects and reinterprets vernacular forms and materials of the surrounding warehouses, while the upper floors receive a contemporary treatment with an aluminum and glass facade.

The new McDonald’s Global Headquarters helped to shepherd the West Loop and Fulton Market towards a full state of maturity as an office district extension of the downtown Loop. Symbolically speaking, the fast food giant’s relocation to the area was just as significant, representing an accelerating suburb-to-city migration of corporate headquarters. In fact, the company was originally based in Chicago, from 1955 to 1971. 

The building contains flexible open-plan office space for 2,000 employees, a “Hamburger University” staff and executive training facility, a sixth floor Work Cafe referencing the colorful tubes and tunnels of a McDonald’s PlayPlace, and a street-level restaurant with a sampling of global menu items, along with several outdoor terraces and a green roof. Throughout the building are museum-quality displays of Happy Meal toys and vintage memorabilia. The environmental branding of the interiors, accomplished through heavy use of wood and greenery in the common spaces, seems aimed at associating the company with sustainability.

The new West Loop Library is the neighborhood’s first-ever Chicago Public Library branch.

The West Loop's new library is the neighborhood’s first-ever Chicago Public Library branch. The area’s residential transformation over the past 20 years created a new need for a library and community hub. Donated to the City of Chicago by developer Sterling Bay, the adaptive reuse project preserves and consolidates two industrial buildings that were remnants of the Oprah Winfrey’s Harpo Studios campus. The library’s weathered steel exterior, which develops a protective rust-like patina over time, unifies the facades of the older structures.

Inside, the architects’ careful renovation exposes the previously concealed bow-truss ceilings and skylights to create a light-filled, loft-like space that reflects the West Loop’s factory-warehouse style.

This modern CTA station, the first to open in Chicago in nearly two decades, defines a new geographic center for the West Loop’s booming residential and office sectors. The modern $38 million, ADA-accessible facility includes a pair of four-story stainless steel towers, boldly illuminated at night, and a glass skybridge that connects the two platforms. This same site had one of Chicago’s earliest elevated stations, built in 1893 but demolished decades ago due to declining ridership. Materials were selected to reinforce Fulton Market’s historic industrial character: glass, steel, concrete, granite and cast iron are also present in nearby structures.

Explore some of the locations of the Chicago blues scene of the 1960s with this VAMONDE adventure, based on the Chicago History Museum exhibition, "AMPLIFIED: Chicago Blues." Southern black migrants brought the blues to Chicago, where the music helped them forge connections and transform an unfamiliar, often inhospitable city into a new home. The music was also transformed—electrified and amplified to compete with urban noise. The photography of Raeburn Flerlage captures the streets, clubs, homes, and studios where a community of musicians defined the Chicago blues sound.

Broadway in Chicago

This tour, curated by the National Public Housing Museum, introduces you to the heart of Chicago’s Near West Side with its vibrant communities, diverse cultures, and history of activism and resistance. Explore fascinating sites where public housing residents built community across racial and economic divides, restaurants and bakeries that continue to create delectable food from various cultures and learn about overlooked and invisible stories about where people studied, organized, and confronted social injustice. We recognize this land as being indigenous, and we follow the lead of the first peoples who, despite massive genocidal violence, have never relinquished the struggle for land, water, culture, their people.

The American Writers Museum is the first national museum in the United States dedicated to engaging the public in celebrating American writers. Tucked away in the West Ridge community is a treasured place— Indian Boundary Park.  The 13-acre park was developed in two major phases—the first in 1916 and the second in the early 1920s. Plans for both phases were created by Richard Gloede, a landscape gardener and horticulturalist from Evanston.  Unlike other parks of the era that accommodated numerous athletic activities, Gloede and the Park Board sought to create a beautiful landscape for rest and relaxation.  The park has always had a seamless relationship with the adjacent neighborhood, and despite various changes over the years, Indian Boundary Park has always retained its special character.
